Townsend home prices range from $160,000 to $654,375 in latest filings

TOWNSEND -- The South Middlesex Registry of Deeds recorded 17 property transfers in Townsend between June 26 and July 25, but only seven carried a market sale price, with the rest logged as nominal-consideration transfers, often among family members or into trusts.

The remaining 10 of the 17 recorded transfers were nominal-consideration transactions, recorded at token amounts and not counted toward the price range or median. TOP SALES The highest-priced sale was 94 Turner Rd., which sold for $654,375. Michael H. and Barbara J. Spinney sold the property to Tyler C. and Christina M. Sharp. Bed, bath and square-footage figures were not available in the deed record.

At 25 Hickory Dr., Stephen J. Mitchell sold to Karen and Christopher Levie for $540,800.

At 16 Pheasant Ridge Rd., Patricia Anne Jemiolo sold to Linda Nguyen and Vota Pola for $525,000.

NEIGHBORHOOD BREAKDOWN Three priced sales fell under $500,000: a property recorded only as "Townsend, MA" that sold for $160,000 from the estate of Estella Gabriele Miller and Nick L. Parker to Dermco LLC; 321 Townsend Hill Rd., which sold for $389,900 from Daisem LLC to Sydney Delaney; and 211 Main St. at $420,000.
