Townsend Home Prices Span $6,000 To $654,375 As July Sales Close

TOWNSEND -- Seventeen property transfers were recorded in Townsend over the past month, but sale prices were disclosed in fewer than half, with the highest recorded price reaching $654,375 for a home on Turner Road.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 17 property transfers in Townsend between June 26 and July 25. Of those, eight included a disclosed sale price, ranging from $6,000 to $654,375, with a median of $469,500 among the disclosed-price sales. A raw count of 17 recorded deeds in four weeks reflects a moderate volume of property activity for the town, though the fact that nine of the 17 transfers carried no disclosed price limits how much can be said about overall market pricing this period.

TOP SALES 94 Turner Rd sold for $654,375 on July 7, the period's highest recorded price. Sellers Michael H. and Barbara J. Spinney transferred the property to Tyler C. and Christina M. Sharp. 25 Hickory Dr sold for $540,800 on July 15; Stephen J. Mitchell sold to Karen and Christopher Levie. 16 Pheasant Ridge Rd sold for $525,000 on June 26; Patricia Anne Jemiolo sold to Linda Nguyen and Vota Pola. 1 Depot Street Ext Unit 2 sold for $519,000 on June 26, with Warren Road Realty LLC selling to Elizabeth A. NEIGHBORHOOD BREAKDOWN Main Street saw the most recorded activity of any street, with three transfers: 211 Main St ($420,000), 155 Main St (price not disclosed, a transfer among Wilkins family members), and 179 Main St ($6,000, from Jenna M. Sherwood to Maurice J. Haywood III). W Elm Street had two transfers, both with no disclosed price: 48 W Elm St, within the Branch family, and 7 W Elm St, within the Pritchard family. One sale, 1 Depot Street Ext Unit 2, is identified by a unit number, indicating a condominium transaction; it was also the only disclosed-price sale paired with a trust as buyer.
