Townsend October home sales cluster near half-million-dollar mark

Townsend recorded 16 property transfers in October, but only eight carried sale prices; the other eight were nominal-consideration transfers, largely moving properties into family trusts. Among the eight priced sales, prices ranged from $227,500 to $590,000, with a median of $506,000.

Among the eight priced sales, prices ranged from $227,500 to $590,000, with a median of $506,000. The month's top sale was 85 Wallace Hill Rd. at $590,000, followed closely by 63 Maplewood Dr. at $584,500. Four sales fell below $500,000 and four fell between $500,000 and $600,000, with no sales above $600,000. Two of the lowest-priced sales were purchased by LLCs, while the remaining 16 transfers skewed heavily toward family and trust-related transactions rather than open-market sales.
