Townsend Home Prices Cluster Near $520,000 Median as Seven of Nine Sales Top $510,000

TOWNSEND -- Nine of 19 deed transfers recorded in Townsend between June 12 and July 11 carried disclosed sale prices, with transactions clustering tightly around a $520,000 median; the period's most unusual recording was a no-price transfer of a commercial property to the Townsend Historical Society Inc.

MARKET OVERVIEW Nineteen deeds were recorded in Townsend during the period, but only nine -- roughly 47 percent -- included disclosed consideration amounts. Among those nine priced transactions, sale prices ranged from $375,000 to $579,900, with a median of $520,000. Five of the nine priced sales landed within a narrow $510,000-to-$540,000 band bracketing the median on both sides, an unusually tight grouping across a $30,000 range. The remaining 10 transfers lacked stated consideration, a pattern consistent with estate planning, trust formations, or intra-family conveyances rather than arm's-length market sales. At 64 Meadow Rd., Mark Haman and Lee Haman sold to Adaline BC Anderson and Nicholas Anderson for $560,000 on June 25. The third-highest sale, 17 New Fitchburg Rd., changed hands for $540,000 on June 24; Dana R. Cully Jr. and Sarah E. Sheraidi acquired the property from Stephen J. Barbieri and the estate of Suzanne Nelson. The property at 16 Pheasant Ridge Rd. sold for $525,000 on June 26, with Linda Nguyen and Vota Pola purchasing from Patricia Anne Jemiolo. Rounding out the top five, 9 Birch Ln. sold for $520,000 on June 18, when Nicholas Iannaco and Shaylyn Iannaco acquired the property from John D. Denomme. The four remaining priced transactions were 1 Depot Street Ext. Unit 2 at $519,000, 327 Main St. at $510,000, 166 Lunenburg Rd. at $390,000, and 5 Worcester Rd. at $375,000 -- the period's lowest disclosed price.

NEIGHBORHOOD BREAKDOWN Lunenburg Road was the only street to record multiple named transfers: 166 Lunenburg Rd. sold for $390,000 on June 24, while 156 Lunenburg Rd. recorded a no-price transfer on the same date. The Brookline corridor produced two deed recordings -- 69 Brookline Rd. and 80 Brookline St. -- both without disclosed consideration. By price tier, seven of the nine priced sales fell between $510,000 and $579,900, representing the dominant range for disclosed market transactions during the month. Two sales recorded below $400,000, at 166 Lunenburg Rd. and 5 Worcester Rd., and no disclosed sales fell in the $400,000-to-$510,000 range, leaving a notable gap in the middle of the price distribution.
