Townsend Home Prices Top $677,000 as Late Spring Sales Show Mixed Disclosures

TOWNSEND -- A $677,000 sale on West Meadow Road led a late spring recording period in which 19 deeds were filed with the South Middlesex Registry of Deeds, though prices were disclosed in fewer than 60 percent of transactions. Of the 11 sales with reported consideration amounts, the median landed at $455,000.

  • MARKET OVERVIEW
  • Nineteen deeds were recorded between May 28 and June 26, 2026, making it a moderately active period by raw volume. Sale prices were disclosed for 11 of those transactions, spanning $158,500 to $677,000, with a median of $455,000. Eight transfers carried no consideration amount, a share large enough to limit a complete picture of market conditions. Several of the undisclosed transfers show hallmarks of intra-family or trust transfers rather than arm's-length sales.
  • TOP SALES
  • The period's highest recorded price was $677,000 at 112 W. Meadow Road, where Amanda and Martin Pasquill purchased the property from Colameta Corp. on June 5. The second-highest sale was 21 Emery Road at $579,900, sold by Jeremy Joseph Castiglia and Jennifer Ann Castiglia to Aubrey Irvine and Ryan MacDonald on June 15. A three-way cluster of sales just above $500,000 rounds out the top tier: 17 New Fitchburg Road fetched $540,000 on June 24, with Dana R. Cully Jr. and Sarah E. Sheraidi purchasing from the estate of Suzanne Nelson and Stephen J. Barbieri; 9 Birch Lane sold for $520,000 on June 18, with Nicholas and Shaylyn Iannaco buying from John D. Denomme; and 327 Main St. closed at $510,000 on June 18, with Jaret Conner purchasing from Thomas L. and Valerie A. Moore.
  • NEIGHBORHOOD BREAKDOWN
  • Lunenburg Road accounted for two disclosed and undisclosed sales: 166 Lunenburg Road sold for $390,000, while 156 Lunenburg Road transferred without a stated price. Brookline Street also saw two recorded transfers — 41 Brookline St. sold for $455,000 and 80 Brookline St. transferred without disclosed consideration. Among sales with reported prices, five properties — 17 New Fitchburg Road, 9 Birch Lane, 327 Main St., 21 Emery Road, and 112 W. Meadow Road — fell in the $500,000–$677,000 tier. Four properties — 41 Brookline St., 166 Lunenburg Road, 5 Worcester Road, and 29 Tyler Road — sold in the $352,000–$455,000 range. The period's lowest disclosed sale was 5 Turnpike Road, Unit 226, at $158,500, the only condominium unit identified in the dataset. A land or unaddressed parcel transferred to Benjamin Builders Inc. for $260,000 on June 12; no street address was recorded in the deed data.
  • MARKET NOTES
  • Of the eight transfers without disclosed consideration, six show patterns consistent with estate or trust conveyances: grantors and grantees share surnames or the buyer is identified as a trust with the same individual named as trustee. These include transfers at 89 East Haynes Road, 28 Bailey Road, 80 Brookline Street, 5 Redwood Street, 7 Willow Drive, 7 Ponderosa Drive, and 8 Horseshoe Drive. The $260,000 purchase by Benjamin Builders Inc. with no recorded street address suggests a land transaction, though deed data does not confirm parcel type. The sole condo sale — Unit 226 at 5 Turnpike Road — at $158,500 stands well below the period's median, consistent with its different property class. Bed, bath, and square footage data are not available from deed records and are not reported here.
