Townsend Home Prices Reach $677K as June Sales Hold Firm Above $455K Median

TOWNSEND -- A West Meadow Road property recorded at $677,000 stood as the month's top transaction as Townsend logged 19 deed transfers in June, with 11 carrying disclosed sale prices ranging from $158,500 to $677,000 and a median of $455,000.

  • Nineteen deeds were recorded in Townsend between May 31 and June 29, 2026, though prices were disclosed on only 11 of those transfers. Among the 11 priced sales, values spanned $158,500 to $677,000, with a median of $455,000. Eight transfers carried no consideration amount, several of which show hallmarks of intra-family or trust conveyances rather than arm's-length market sales. The 11 disclosed-price transactions represent a solid mid-year showing for a town of Townsend's size.

Next was 21 Emery Road, sold June 15 for $579,900 by Jeremy Joseph Castiglia and Jennifer Ann Castiglia to Aubrey Irvine and Ryan MacDonald. A three-way cluster of sales in the $510,000–$540,000 range followed: 17 New Fitchburg Road fetched $540,000 on June 24, with the estate of Suzanne Nelson and Stephen J. Barbieri selling to Dana R. Cully Jr. and Sarah E. Sheraidi; 9 Birch Lane sold for $520,000 on June 18, with John D. Denomme selling to Nicholas and Shaylyn Iannaco; and 327 Main St. closed at $510,000 on June 18, with Thomas L. and Valerie A. Moore selling to Jaret Conner.

  • Lunenburg Road produced two disclosed or recorded sales: 166 Lunenburg Road sold for $390,000 and 156 Lunenburg Road transferred with no price disclosed, giving the corridor two June deed entries. Brookline Street similarly saw two transfers, 41 Brookline St. at $455,000 and 80 Brookline St. with price not disclosed, though the latter appears to be a trust transfer. Among disclosed-price sales by tier, four transactions cleared $500,000 (Emery Road, New Fitchburg Road, Birch Lane, and Main Street), four fell in the $352,000–$455,000 range (Brookline Street, Lunenburg Road, Worcester Road, and Tyler Road), and two came in below $300,000 (a $260,000 unaddressed land parcel purchased by Benjamin Builders Inc. and a $158,500 unit at 5 Turnpike Road).
